Working on older Washington houses
Older houses were built differently and they fail differently. Steeper pitches, plank decking instead of sheeting, original slate or tile on some, and detailing at the eaves and rakes that is worth keeping. A tear-off on a house like that is not the same job as a 2004 subdivision roof, and pricing it as though it were is how people end up with damaged trim and a roofline that no longer looks right.
We will tell you honestly whether a repair will hold. Sometimes the answer on an older roof is targeted roof repair and new flashing rather than a full tear-off, and sometimes the decking is far enough gone that a roof replacement is the only thing that makes sense. Either way you get the reasoning, not just the number.

In most cases we can get close with the right architectural shingle profile and color. If you have original slate or tile worth preserving, we will tell you that too rather than talking you into stripping it.
Will a tear-off damage my trim and detailing?
It should not. Older houses need more care at the eaves, rakes and any original woodwork, which is part of why they take longer than a subdivision roof. That time is in our price.
My decking is plank, not plywood. Is that a problem?
It is common in older houses and it is usually fine. We check for spacing, rot and cupping once the old roof is off and tell you what needs replacing before we go further.
