Arnold is the largest city in Jefferson County and the closest to St. Louis, with a lot of postwar and 1980s subdivision housing. Most of it is on a second or third roof, and layer-overs from earlier decades are common.
Arnold sits at the north end of Jefferson County near where the Meramec meets the Mississippi, close enough to St. Louis to be commuter housing and far enough that a lot of county-based companies still treat it as an outlying call. Much of the housing is postwar and 1980s, and layer-overs from earlier decades are common enough that we assume nothing until the old roof is off.

When a Arnold roof is actually done
An asphalt roof rarely fails all at once. It goes brittle, loses granules into the gutters, curls at the edges, and starts shedding tabs in wind that would not have bothered it when it was new. If you are finding grit in the downspouts and shingle pieces in the yard after storms, the roof is telling you where it is.
Two things matter as much as the shingle when we quote a roof replacement here. The first is the decking. Once the old layers come off we can see rot, delamination and old leak paths that nobody could see from the ground. The second is attic ventilation. A lot of houses in this area were built with intake and exhaust that never balanced, which cooks the shingles from underneath and shortens the life of whatever you put up there. We tell you about both before we start, not as a change order halfway through.
Commercial roofing in Arnold
Commercial roofing is a large part of what we do, not a sideline. If you own or manage a building in Arnold we handle:
- flat roofing systems and low-slope roofs, including TPO roofing and modified bitumen
- commercial roof replacement with a phased plan if the budget needs one
- Leak tracing and seam, flashing, drain and scupper repair
- Documented condition reports for capital planning and insurance
- commercial gutters and downspouts
- Scheduled maintenance so small failures do not become a tear-off
Deferred maintenance is what turns a commercial roof into an emergency. Standing water that never drains, a seam that opened last winter, a flashing detail nobody has looked at since the building went up. We would rather be on your roof twice a year on a schedule than once at 2am with a tarp. Ask us for a roof inspection and a written condition report and you will know what you are dealing with.
After a storm
Severe weather in this region does not always announce itself on the roof. Check your gutters for granule buildup, look for shingle pieces in the yard, and watch for new staining on upstairs ceilings. If anything looks off, we will do a free roof inspection and tell you whether it is a roof repair, an insurance claim, or nothing at all. We can also help with the insurance claim help if it comes to that.
Where we work from
Arnold is inside our regular service area and we work there every week. Our office is at 6020 Weldon Spring Pkwy, Weldon Spring, MO 63304. We do not keep a separate storefront in every town we serve, and we would rather say that plainly than list addresses that are really just mailboxes.
Common questions
How long should a roof last in Arnold?
An architectural asphalt roof installed correctly and vented properly should give you 20 to 30 years here. Builder-grade three-tab on a poorly vented attic can be finished in 15. The install and the ventilation matter more than the number printed on the shingle wrapper.
Do I have to tear off the old roof?
Almost always, yes, and we recommend it. Laying new shingles over old hides rotted decking, traps heat, and means nobody ever inspected what is underneath. It is cheaper up front and it costs you years on the back end.
What does the warranty actually cover?
Our installations carry a ten-year workmanship warranty. That covers our labor. The shingle itself carries whatever the manufacturer offers, and we will tell you which is which in writing rather than blurring the two together.
